You are planning a longer-term stay in Gran Canaria? You would like to have your own domicile for tourist stays? Or are you even planning to emigrate to our beautiful island?

Then this object should definitely arouse your interest.
First of all a legal note:
According to a quite new Spanish law, to which meanwhile also more and more attention is paid, in the use of the real estates, and/or the complexes, in which these real estates are, is specified into tourist use or into resident use.
Most of the complexes directly in the resorts of Playa del Ingles, Maspalomas, San Augustin are designated as properties for tourist use. Therefore NOT suitable for a permanent, resident, stay. This apartment here is registered as a residence only.

But the beautiful village of San Fernando offers everything that makes the heart of a resident beat faster. A very quiet residential area where all installations such as supermarkets, pharmacies, bars, restaurants, etc. are within easy walking distance.
In addition, San Fernando borders directly on the tourist area of Playa del Ingles. So a location that could be called perfect.

The apartment is a good cut duplex. Duplex means an apartment on 2 floors, is also called maisonette apartment.
Here, on the lower floor there is the living room, separate kitchen, a small balcony and a storage room (in Spanish trastero) for food and also the washing machine.
On the upper floor there are 3 bedrooms and a spacious bathroom.
There is no heating, but it is not necessary here in Gran Canaria.
However, it would be possible to install air conditioning, which can then cool as well as heat. In the kitchen there is a gas stove, which is operated by butane. The gas cylinders are delivered to the apartment door by the gas dealer. The hot water system in the apartment is also powered by this gas cylinder.
A gas cylinder lasts longer than a month, so the cost of gas stove and hot water is less than 20 euros per month. The costs for electricity amount to 50 euros/month, but can be reduced with more economical consumption, or even change the provider certainly still some.

In the apartment there is fast internet by means of fiber optic cable.
The apartment has its own satellite dish for reception of Astra (current orientation). With TV connection in bedroom 1 bedroom 2 and living room.
So reception of all German and very many international TV channels. Of course the orientation of the parabolic antenna can be changed to other satelites.

There is the possibility to rent a car parking space within the community of owners. For currently 12 euros per month.
